  • What to do in an after hours emergency?

    Office hours are from 8am-5pm Monday-Friday. Any emergencies not during these hours, call the office at (908) 236-9969 ext. 0. Leave a message and whoever is on call will return the message ASAP. It is important to leave an actual message. Do not just keep dialing the extension. If there is an immediate danger to life or safety, you should also call 911.

  • How to submit a maintenance request?

    There are a few ways to submit a work order. You can email service@baldonimanagement.com , enter it through the work order tab on the website , or log into your owner portal and submit it there. All three ways will generate a work order for us to address.

  • How do I see my account payment history?

    You can either email your property manager or look it up in the owner portal. The property manager can send you a PDF of the specific payment. The owner portal is self service and have your entire history listed. You can log into the portal 24 hours a day.

  • Where do I obtain a closing statement for the sale of my condo?

    Have the title agency e-mail your property manager the sale information/request and a closing statement will be generated. Please note that it takes 2-3 days for a closing statement to be completed. Any request from a title agency to complete a closing statement the same day as the closing can not be honored.

  • I am having trouble accessing my owner portal or online payment system

    For any technical issues, please reach out to your property manager and they can assist.
