Your current manager isn’t responsive:
All calls and e-mails are returned on the same day (most of the time, within the hour.) Even if we don't have the answer, you are made aware that your message was received, and we are working on it.
Operating costs are high and the manager is making excuses about going out for bid:
Every item in the budget goes out for competitive bid. No cost is too small to be looked at to find savings. A minimum of 3 bids are received per line item. We don't have any affiliated or owned companies that we give preference too. All contractors are completely independent to insure that there are no conflicts of interest and the best price is obtained.
Maintenance is being done, but it doesn't seem to look right or there are continual problems after it is completed:
We inspect every project and work order throughout the process. Prior to any bill being paid, we physically inspect the work to make sure it was completed correctly. If there are issues, the contractor is brought back to make the additional repair.
There is confusion about the finances and the financial state of the association:
We work with the Board to provide monthly financials that are easy to understand. Since each Board and member is different, we figure out what the main financial questions are and come up with a report that highlights those concerns. While we still provide a standard report, the customized report helps Board members who do not have a strong financial background.
